location
The intervention area concerns a strip at the north side of the Zeeburgerdijk between the project “de Lijn” on the corner of the Van Lohuizenlaan and the existing low-rise houses. Currently, several businesses are located in this strip. The owners of the strip and the city district of Amsterdam wish to demolish the current volumes with the aim to intensify the use of the area by planning mixed urban functions.

Next to this, parking and rentable business spaces should be integrated in the proposal for new developments in the area. This urban substance gains opportunities and shows potential to develop a number of real estate projects with an own identity. In the framework, the absence of a continuous plinth is explicitly demanded.
The rules of the framework formulate statements on functions, phasing, infrastructure, parking and building lines. The area could be completed with a combination of office/studio functions and housing. Next to this, in the housing program there’s a possibility to insert a health care function which can be linked to the development concerning the Flevohuis and the Noordoostkwadrant.

design
For the proposal of this plan, there has been made a clear choice to take leave of the current DNA of the area. Then there is the explicit wish of the city district Board Members to take into account elderly housing.

The urban plan also addresses the maximum building volume, the designated areas for parking and enhancing the quality of the public space. The character of the urban plan can be described as a uniform building front with the possibility for expression and identity of every single building.
