design
The starting point for the design was to transform the existing office from 1990 into a contemporary apartment building with a modern identity and look. Verticality has been brought to the façade in order to give the building a really urban character.
The decision was made to include a variety of residential unit typologies within the housing programme. The apartments vary from 63 m2 to 132 m2 GFA. At the rear, there are 6 three-storey houses (110-127 m2). The plans include apartments with a gallery entrance, of approximately 85 m2, in the existing building. The existing top floor has been replaced by a two-storey roof structure, with a contrasting façade material, housing Penthouses (123 m2 GFA) with a spacious terrace.
The houses form a continuation of the urban mass. They introduce a small scale to the area at the rear which opens onto Griftstraat on the one hand and bring urbanisation to the heart of the city on the other. The houses have a brick plinth wall 1 storey high while the material used for the penthouses is also used for the other two floors of the houses. This design feature makes the complex into a single whole. The terraces of the apartments hide parked cars from sight.
